Motivation Matters!
Generally there are 2 types of Sellers: motivated and unmotivated.
- Motivated Sellers have a specific time frame in which to sell. They need the equity in their home to finance their new purchase or to pay off debts or they are being relocated to another city to a new job. There are many reasons for motivation and but a Seller who is motivated will be more realistic in their pricing and more reasonable in their negotiations.
- Unmotivated Sellers are usually under no pressure to sell and will only sell under the right circumstances- price and conditions suitable to only them. Often this type of Seller will keep their property on the market for long periods of time.
Now don’t get me wrong I am not saying that you shouldn’t make an offer to an unmotivated Seller as motivation can change! What I am saying is motivation is a factor and you don’t want to waste time on a Seller who really doesn’t want to sell unless the offer is perfect for them.
